For crypto buyers

Turn crypto into Batumi property. The legal way, checked before you buy.

Georgia is one of the few places where personal crypto gains are taxed at 0%, and where you can convert them into a real, titled asset without the usual friction. Here is exactly how that works, and how we check the building before your coins ever become concrete.

How it actually works

The 0% is real, and it's legal

Since a binding 2019 ruling, Georgia treats profit from selling crypto as non-Georgian-source income for individuals. That means 0% personal income tax, and the exchange itself is VAT exempt. This is the law, not a loophole, and it applies to you as an individual selling your own holdings, resident or not.

Trading as a registered business is treated differently. If that's your situation, get it structured properly before you rely on the 0%.

Residency: it's $150k now, not $100k

Almost every article still quotes the old $100,000 figure. Since 1 March 2026 the residence-permit-by-investment threshold is $150,000 of Georgian real estate. Buy at or above that and you have a clear path to residency.

The 0% crypto treatment is a separate thing and doesn't even require residency. People constantly merge the two, and getting the number wrong is usually the first sign someone hasn't checked recently.

The part nobody sells you: clean source of funds

0% tax does not mean 0% paperwork. The moment crypto becomes property, a Georgian bank and notary will want a clean, documented trail: where the coins came from, exchange statements, the conversion record.

Do this right and the purchase is smooth and fully above board. Skip it and you can stall at the notary with the money already moved. This is the step most 'just move your crypto' threads leave out, and the one we help you get right.

Don't convert crypto into an unchecked building

Crypto into property is only a good trade if the property is real. We run every Batumi new-build through the same public 12-point check: clean title at the registry, a valid permit, the developer's actual handover record, a contract you can register, honest net-yield math.

You move once, into something that survives scrutiny, with us on your side to the signing.

Questions crypto buyers ask

Is crypto really taxed at 0% in Georgia?

For an individual selling their own crypto, yes. A 2019 Ministry of Finance ruling treats the gain as non-Georgian-source income, so it's exempt from personal income tax, and the exchange is VAT exempt. Business or professional trading is treated differently. This is general information, not personal tax advice, so confirm your own case with a Georgian tax advisor.

Can I buy an apartment in Batumi with crypto?

In practice you convert to fiat first, then buy, because the developer and notary settle in money, not coins. The part that matters is documenting the conversion cleanly so the bank accepts the source of funds. We walk you through exactly what to keep.

How much property gives me residency?

$150,000 of Georgian real estate as of 1 March 2026, up from the old $100,000. At or above that you have a path to a residence permit. Note that the 0% crypto treatment is separate and doesn't require residency.

Do I have to live in Georgia to get the 0%?

No. The individual crypto exemption is about the source of the income, not your day count. Becoming a Georgian tax resident, through 183 days or the high-net-worth route, is a separate question worth planning if you want a tax-residency certificate.

Is this legal, or a way around taxes?

It's the law, used as written. Georgia deliberately set a 0% regime for individual crypto to attract exactly this. The honest version means a clean, documented source of funds, and if you keep tax residency somewhere else, checking your home-country rules too. We only do it the above-board way.

What can go wrong?

Two things, mostly. Converting into a building that isn't what it looks like, and arriving at the notary without the source-of-funds documents the bank needs. We handle the first with the 12-point check and prepare you for the second.

General information, not personal tax or legal advice. Rules change and individual situations differ, so confirm the specifics with a licensed Georgian tax advisor before you act.
