Gonio Yachts & Marina is developed by Eagle Hills Georgia, the Georgian arm of Eagle Hills, an Abu Dhabi-based private real estate developer founded in 2014 and chaired by Mohamed Alabbar. Eagle Hills Georgia is headquartered in Tbilisi, Georgia.

The parent group, Eagle Hills, was founded in 2014 in Abu Dhabi and develops large-scale, master-planned urban and waterfront destinations across more than ten countries. Eagle Hills entered the Georgian market in 2025.

Eagle Hills' international portfolio includes large-scale master-planned destinations such as Belgrade Waterfront in Serbia and Marassi in Egypt. In Georgia, the company entered the market in 2025, and its Batumi-area project, Gonio Yachts & Marina, is planned with phased construction targeting completion in 2029 (per batumi.estate).

Eagle Hills Georgia is developing Gonio Yachts & Marina, a master-planned destination across roughly 200 hectares in the Gonio-Kvariati district south of Batumi. The plan centers on a 180-berth marina and yacht club, a 600-metre sandy beach, two five-star hotels, and a residential mix of apartments, townhouses, and villas.

In 2025, Eagle Hills and Georgia's Ministry of Economy and Sustainable Development signed a term sheet covering a planned USD 6.5 billion investment across two master-planned destinations: Tbilisi Waterfront in the capital and Gonio Yachts & Marina south of Batumi.
